- What types of Oil and Gas properties does Haystack Minerals purchase?
We buy everything from producing acreage to non-producing acreage (leased or un-leased) in Pennsylvania, West Virgina and Ohio.
- How do you calculate your offer for my oil and gas rights?
Great question. There are several key factors that influence the value. Number one, the location, and geology under your property is most important. The price of natural gas and oil also greatly affects the value. If the property is leased, then the royalty rate (the higher the better) can drastically change the offer, as well as whether your lease is subject to deductions (post-production costs). Finally, if newly drilled wells are planned in the future, the timing of when the well may start producing is extremely important. A dollar today is worth more than a dollar 3 years from now or 10 years from now.
- Is your offer the amount I will receive?
Yes. We cover all closings costs, which include transfer taxes, recording fees and document preparation fees.
- How long will it take to close and get paid?
Typically, we can close in 45 days. And often, it takes under 30 days. We pride ourselves on being quick and understand a timely transaction is important. In cases with complicated estates, the process can take up to 60 days.
- Does this affect the surface of my property at all?
No. Selling the oil and gas rights does not affect the surface, and we will have no right to enter onto the property.
- I just leased my property to an oil and gas company; can I still sell my oil and gas rights?
Yes. Leasing and selling the oil and gas rights are separate transactions.
- Will Haystack Minerals broker, or sell my property to someone else?
No. We are an end-buyer who contacts landowners directly. We have funds ready to go and are experienced. We do not broker or seek out “investors” or someone else to buy your rights.
- Do I have to sell 100% of my oil and gas rights? Or can I sell a portion?
Absolutely you can sell a portion. It’s common for folks to sell 50% to diversify and retain the other half for the future.
- Why should I consider selling my oil and gas rights?
There are no sure things. Selling your oil and gas rights transfers the risk to us and eliminates the frustration of waiting for an operator to drill a well, or the fluctuations in commodity prices and royalty checks. Others sell for simplifying their estates or taxes and are seeking more traditional or tangible investments and solutions to financial matters important to them. This includes eliminating debt, investing in the stock market, purchasing real estate, paying for college, or something fun like a vacation or wedding.
